Marcoola suburb profile-what makes it so special?

Marcoola: The Sunshine Coast’s Quiet Coastal Performer

I have been living in and loving this little pocket of the Sunshine Coast for over 10 years now. Marcoola is tucked between Coolum Beach and Mudjimba, and has quietly become one of the Sunshine Coast’s most tightly held beachside suburbs.

For buyers chasing a relaxed coastal lifestyle without the premium pricing of nearby hotspots like Noosa Heads, Marcoola continues to attract strong interest from owner occupiers and investors.

With absolute beachfront pockets, proximity to the airport, limited land supply and a laid-back village feel, Marcoola offers a unique mix of convenience and coastal charm that is becoming increasingly difficult to find here.

The long, uncrowded beaches appeal to those looking to enjoy the quieter side of the Sunshine Coast. The Marcoola Surf Club is a vibrant part of the community. A place to enjoy a meal, live music and soak up the views.

There are plenty of relaxed café vibes to be had along with Pilates and yoga studios. For the more active there is plenty of surfing spots and close access to Mount Coolum National Park

The community feel is strong with weekend markets and plenty of community events.

One of the Marcoola’s major advantages is accessibility. Residents are only minutes from Sunshine Coast Airport, providing direct flights to Sydney and Melbourne and New Zealand for parts of the year.

North Marcoola has experienced significant long-term growth, driven by the switch of the flight path, lifestyle demand, limited beachfront supply and continued interstate migration into South East Queensland.

Current median values sit around $1 470 000 for houses and $940 000 for units.

While growth has moderated in some pockets after the rapid post-COVID boom, buyer demand remains relatively strong due to constrained supply and the suburb’s coastal positioning.

One of Marcoola’s defining characteristics is the lack of large-scale future land supply. With the ocean to the east and environmental protections surrounding parts of the area, expansion opportunities remain limited. This scarcity factor continues to underpin long-term value.
